Choosing where you live, and who you deal with to get there, is one of the biggest decisions in the NDIS. This guide explains what an SDA provider does and what to look for when choosing one in South Australia. It is general information to help you ask good questions, not advice about your own situation.

What an SDA provider does

An SDA provider owns or is enrolled for the specially designed home and receives the SDA payment from the NDIS for that dwelling. A good provider also helps with the practical side: showing you the home, explaining how it is enrolled, and matching you with a place that suits your needs.

SDA providers do not deliver your day-to-day support. That is Supported Independent Living or other support funding, which is usually arranged separately.

Start with your funded category and location

Before comparing providers, know which SDA design category your NDIS plan is funded for, because that decides which homes you can move into. Then think about location, such as being close to family, transport, health services and your support providers.

In South Australia that usually means looking across greater Adelaide and nearby regional centres, so a provider who lists homes where you actually want to live matters.

Questions worth asking a provider

Ask what design category the home is enrolled for, who else lives there, how vacancies are matched, and how any on-site support is arranged. Ask how they handle maintenance and who to contact if something goes wrong.

It is also fair to ask about their registration and credentials, and to take your time. A provider worth choosing will be happy to answer questions and will not rush you into a decision.

What good looks like

Look for a registered NDIS SDA provider who is clear about how a home is enrolled, honest about vacancies, and willing to involve your support coordinator. Homes that are well located and well matched to the people living in them tend to be happier, more stable places to live.

Be cautious of anyone who pressures you, is vague about enrolment or credentials, or promises guaranteed outcomes. SDA is about finding the right long-term home, not a quick decision.
